Terms and Conditions
Please read these terms and conditions before making your booking.
Reservations – We will endeavour to get back to you as soon as possible after receiving your booking request to let you know whether your preferred cottage or B&B room is available.
A deposit of 15% of the total is required to secure the booking, with the balance due eight weeks before the start of your holiday. Once we have received the deposit, a contract has been entered into by you and us on these terms.
Payment by cheque or bank transfer – Cheques should be made payable to Overhailes Farm, and sent to Overhailes Bed & Breakfast, Overhailes Farm Haddington EH41 3SB. Bank transfer details are on the on-line booking confirmation. If you prefer not to book on-line, please let us know that you would like to pay by bank transfer when you make your booking.
Payment by credit card – Payment may be made by credit card through our online booking agent, freetobook and Global Payments, a secure credit card payment system. There is a charge of 1.1% for Visa Credit Cards and Mastercard. There is a charge of .4% for Visa Debit and Delta Cards.
Cancellations – If you need to cancel a reservation more than eight weeks before the booking commences, your deposit will be refunded. If you cancel less than eight weeks before the booking commences, you will be liable to pay the full cost of rental. We suggest you have suitable holiday insurance to cover any of the above situations.
What is included – The rental price includes all utility costs, linen and towels, toiletries, household materials and Wi-fi.
Cleaning – The cottages will be in a clean condition on arrival and we request that guests leave it in a like condition (emptying rubbish and recycling into the outside bins, cleaning any dishes and cutlery used) A charge for additional cleaning may be made if the property has not been left reasonably clean.
Breakages, loss or damage – We understand that accidents happen. Please tell us of any breakages or spillages as soon as possible. We will endeavour to put the matter right as soon as possible but ultimately you are responsible for the property and its contents during your stay. If we are unable to solve matters satisfactorily you will be charged to replace damaged materials.
Access – We aim not to disturb you during your stay. If you have any problems or questions (maintenance related included), please do not hesitate to contact us. We reserve the right to enter the property at any reasonable time for the purpose of inspection, meter reading, repair work, etc. If we do need to enter the property, we will strive to agree a time with you beforehand, wherever possible.
Smoking – For safety and the comfort of future guests, our cottages and B&B are strictly non-smoking. Candles or other naked flames are not permitted under any circumstances.
Pets – Regretfully we cannot accommodate pets.
Data security –
We will share your details with our booking system, freetobook, for the purpose of them delivering their service to us.
We will NEVER sell your details to any third party.
We take appropriate measures to safeguard the information we hold from unauthorised access or improper use. Our database is stored in a secure, password protected location. Only users authorised by us have access to this data.
